After ten years living on the Costa Blanca, I've watched thousands of visitors make the same expensive mistake: booking a Benidorm holiday rental through a big platform and paying 15–18% more than they needed to. This guide is my attempt to fix that — and to help you actually find the right apartment in the right part of town, not just any apartment that happens to show up first in the search results.
Benidorm is, famously, a place of contrasts. You've got Europe's highest skyscraper density outside London, two of Spain's finest urban beaches, and a nightlife strip that doesn't sleep until Tuesday morning — all packed into a surprisingly small stretch of coastline. The neighbourhood you choose for your holiday rental will define your entire trip. Get it right and you'll be sipping coffee on a balcony overlooking the Med by 8am. Get it wrong and you'll spend a week sleeping through bass lines from the Levante strip.
Benidorm's Neighbourhoods: Which Area Is Right for You?
Levante Beach Area The eastern side of the bay is Benidorm's most iconic district — those postcard skyscrapers, the long arc of golden sand, and the buzzing Avenida de Mallorca where most of the bars, restaurants and nightlife cluster. Holiday rentals here put you within walking distance of everything, but be realistic: if your apartment is within two blocks of the strip, you'll hear it at night. That's not necessarily a problem — if you're after the full Benidorm experience, it's part of the deal. Look for apartments on the higher floors of the tower blocks for incredible sea views and some natural sound buffering.

Find rentals →Poniente Beach Area This is my personal recommendation for families and couples who want the beach without the 3am noise. Poniente is slightly longer than Levante, the sea is calmer, and the holiday rental scene here tends towards larger apartments with proper terraces. The promenade restaurants are quieter, the vibe is more Spanish (you'll actually hear Castellano and Valenciano here), and you're still only a 20-minute walk from the Old Town. Several of our properties in Benidorm are positioned in this area for exactly these reasons.
Rincon de Loix This northern district is where a lot of the expat community actually lives — a mix of residential streets, local supermarkets, and smaller complexes with pools. Holiday rentals here are often better value, and you're walking distance from the Aqualandia water park. The downside: it's a fair walk to either beach, so you'll want a car or be comfortable with the local bus.
Old Town (Casco Antiguo) Staying in or right next to the Old Town is a genuinely special experience. The streets are narrow, the views from the Balcón del Mediterráneo are sensational, and you're equidistant from both bays. There aren't many holiday rental apartments up here — supply is limited — but when one comes available, it tends to book up fast.
What to Look for in a Benidorm Holiday Rental
After years of hearing from guests who were disappointed by what they found on arrival, here's my non-negotiable checklist:
Air conditioning — not a fan, not a ceiling fan, actual split-system air conditioning. September temperatures in Benidorm regularly hit 30°C and the humidity off the sea makes it feel warmer. Don't book anywhere that doesn't confirm this.
Elevator (if you're above the 3rd floor) — those tower blocks are impressive from the beach, but 18 floors of stairs with suitcases is not a holiday memory anyone wants.
Parking — if you're driving from Alicante airport (about 55km, around 45 minutes), confirm whether parking is included. Benidorm's underground car parks charge around €15–20 per day; a rental with included parking saves you €100–140 per week.
Pool orientation — south or west-facing pools get afternoon sun. North-facing pools in the tower block shadows can be surprisingly cold even in September.
Wi-Fi quality — particularly important if you're working remotely or traveling with teenagers.
Book Direct and Save Up to 18%
Here's the part I feel most strongly about. When you book a Benidorm holiday rental through Airbnb, Booking.com, or VRBO, you're paying the platform's service fee on top of the owner's rate — typically 12–18% extra. That's real money: on a €700-per-week apartment, you're handing €84–126 to a tech company in California that had nothing to do with cleaning the sheets or stocking the kitchen.
When you book direct through JV Properties, that money stays in the transaction as a discount or gets reinvested in the property itself. We also deal with you directly — no chatbot, no automated messaging, a real person based on the Costa Blanca who can tell you whether the Wednesday market in Altea is worth the drive (it is) or which supermarket near your apartment stocks Marmite (important for some of our British guests).
Practical Tips for Your Benidorm Holiday Rental
September is the sweet spot. You're reading this in peak September 2026, and honestly, this is one of the best months to be here. The sea temperature is around 26°C — warmer than July because the Med takes all summer to heat up. Crowds have thinned since August. Prices are lower. The light in the evening is extraordinary.
Check-in times matter more than you'd think. Many apartments in Benidorm have a check-in window of 4–8pm due to the high turnover rate in peak season. If you're flying into Alicante and your flight lands at noon, confirm whether early check-in is possible or find somewhere to store luggage — the bus station has lockers.
The Benidorm bus system is excellent. Line 10 runs along the seafront connecting Levante and Poniente. Line L1 connects Benidorm to Alicante (about 1.5 hours, €4.20 each way). You genuinely don't need a car if you're staying centrally.
Supermarkets: Mercadona on Calle Metge Almela is the locals' choice — better produce and cheaper prices than the tourist-facing minimarkets. Consum and Lidl are also well-stocked.
Restaurants near your apartment: Ask your rental host for genuine local recommendations, not the laminated menus on the strip. Casa Toni in the Old Town for paella. La Cava for something special. The fish restaurants along Poniente promenade for the freshest catch of the day.
Ready to Find Your Perfect Benidorm Apartment?
Whether you're after a high-rise studio with sea views for a weekend break, or a two-bedroom apartment with pool access for a family fortnight, the best way to find it is to browse our Benidorm holiday rentals and book directly. Benidorm divides opinion, but it never disappoints. After a decade here, I still love stepping out onto a balcony over the bay in September and thinking: this is exactly where I want to be. I hope we can help you feel the same.
